Can you show proof that you already have a pre-approval letter in hand to show them? The Realtors I know out there won't even take the phone call if you aren't...especially on such short notice.

Your numbers are already way off. 200K for a 4plex and the gross rents are $600 to $700 per month? ........If you're looking for that in Cleveland you are really selling yourself short. I know lots of folks who have spent that amount on a fourplex out there in C and B neighborhoods that get $1,000 per month per unit easily.

Great post Marcus. Of course anyone that would "buy" a property for 5K and then "fix it up" needs to have their head examined.

Hmmm.....,did I miss something? Why will your rent be LESS per month after the tenants move out and you fix everything up?

This is actually simple. If he has caused actual harm to someone at the property, or threatened to cause harm to someone at the property or physically dome harm to someone’s property then he can be evicted. If he is doing criminal activity at the property ....I.E. doing meth then he can be evicted.
It is important that it’s provable.
If he does meth somewhere else and then comes in the property you are out of luck. If you suspect he slashed someone’s tires but can’t prove it... you are out of luck.
Once you get the goods on him and the eviction process starts, make sure part of the court order includes him not being able to set foot on the property again otherwise you will want the actual tenant also evicted.
The tenant will not want to jeapordize her voucher and she in fact will also make sure he doesn’t come around again.

I keep it simple for the Bay Area..........buy multifamilies that are vacant. Too many "landlords" ...especially in Oakland, Berkeley and Hayward have screwed this up for years and it can be a serious pain to evict tenants or have them move out because of an "owner purchase". This was a problem long before the pandemic.
Here's a secret....All my multifamily I have bought in the Bay Area I found on loopnet.
