We've done some things with MultiFamily in Berkeley. Do you have an active pre-approval letter yet for 4 unit and below? If going commercial do you have the lender commitments yet in writing?

@Dave Spooner    Good points, in the San Francisco East Bay we have seen this quite a bit. It's to be expected in Oakland, but We've been seeing this also in Pittsburg, Antioch, Richmond and Hercules as well. Apparently some folks are starting to utilize "FOMO" as a strategy to try to get some money back. They will find reason's after closing and moving into the property to try to sue the seller, listing agent, buyer's agent and buyer's brokerage to claim that things were misrepresented.

Andres.... all of the good Bay Area meetups are still online at the moment. Before Covid it seemed like there was about one a week .... usually in Dublin, San Francisco, Walnut Creek, Oakland and Milpitas with different groups. When things officially open back up I’m sure those will all be back in the mix.

He’s been in Cleveland in the past...... and at one point he and I had the same PM there..... one that we both came to realize should be avoided like the plague but I digress.

Not sure what direction your question is coming from.

If your tenant was granted an emergency move out of your property because violence was being done against her then that is the situation. I’m trying not to read between the lines but it appears that you are inferring that you are not happy that she had to break the lease......... because she needed an emergency move due to someone being violent towards her.
