I am just starting out so to get my fiancé on board with  me I just shared with her what got me thinking differently about money and wealth creation. I am having her read Rich Dad Poor Dad. So far it seems to be working, it has helped her understand why we need to make financial decisions differently than most people. So for example, when I explain to her that some "assets" (like a personal residence) can actually be detrimental to our finances and some "liabilities" (like leveraged debt) can actually be beneficial to our finances she doesn't immediately try to check me into the nut house.

Welcome Greg!  I am from Livonia and recently joined the site as well.  There is a lot of information here and it is refreshing how open and honest everyone is.  Don't be afraid to ask questions, you'll get a lot of answers from people who really know their stuff. Good luck!

I grew up in a suberb of Flint (Davison) and I can vouch for the fact that there are drastic changes in market quality when driving a couple miles one way or another so you have to be careful. I am also new to REI and have been looking into Flint as it would be great to be able to invest in an area I am familiar with already. So far I have to say I agree with the other posters that now may not be the best time to invest there. But I do see the next few years as a key crossroads for Flint. They have a master plan for the city for the first time in 40 or 50 years, which is a great first rehabilitation step. That being said, the city has also been in steady decline for the last 50 years so predicting a recovery is not exactly a safe bet. I am going to stay out of Flint for now but if I see signs of recovery in the next 2 or 3 years that are in line with the master plan, I think Flint represents a great buy low opportunity.

@Joe Villeneuve I have been hearing a lot of great things about Livonia and I like living here myself. My initial thoughts have been to pursue 2-4 unit MFHs to increase my buy and hold economies of scale and is the reason I haven't been seriously considering Livonia to this point because I can't find the inventory here. Do you focus on SFH?

Hi Stewart, I am in the same boat as you, trying to start REI in metro Detroit. I have heard nothing but bad things about investing in Detroit but there seems to be some positive experiences investing in surrounding metro areas. My biggest hurdle right now is finding the right metro market to jump into. I'll probably post a separate question on the issue, but in the meantime, does anybody have any thoughts on what they see as up and coming markets in metro that maybe the general population hasn't picked up on yet?
