@Ken Spence - I only work with Linda Felicetti (cell - 302-218-6918) for residential stuff (less than 5 units) in New Castle County, Delaware.  She is also with Patterson Schwartz and has 30+ years of experience working with residential property investors. 

Linda showed me a HUD condo yesterday on short notice and was super prepared. Sent me recent market activity in the area, rent rates, comps, and association docs before we even walked in the door. She even reached out to the Condo Board to make sure they weren't near or over their limit on rented units to make sure an investor wouldn't have trouble.

She is absolutely the best!  I wouldn't use anyone else!

@Tyesha Harvey - There absolutely should be.  You definitely want to meet Oscar and Andrew.  I am not from the area.  I was only there on business but had a great time.

Also, you know what they say ... if there isn't a meet up in your area, you should organize one!  So, post an invite.  That's all I did and a couple folks came out, we had a nice dinner and talked real estate.  It hasn't lead to any deals yet, but I know some great folks in your area if I get a deal there, and I have some more folks to call on as resources.

I practice general litigation in Delaware and know several real estate attorneys who are awesome.  "Bouncing questions off" often implies getting an opinion without paying a fee (not saying that is what you meant).  The people I recomend are professionals and their advice is their stock in trade, so when/if you call them expect to make time to meet with them and to pay them, but rest assured you will be getting the best advice available.
