@Peter Morgan i have solar on my house, were already installed when we purchased earlier this year. Like having them on the house but wouldn't look for them on a rental property. It doesn't become cost effective until years down the line. Plus isn't it more desirable to have the tenant cover as many utilities as possible.

Think it would really be tough to get the higher rent to make it worth it.

@Cris Normandt moved here 6 months ago. Looking to get into SFH and condos, then eventually into multi family.

Don't have any yet but looking to take the biggest first step early next year.

@Cris Normandt are your investments in Vegas also? If so, what kind of investing have you done and in what areas?

Following here as I've anyways been curious about the rental units on the strip in general.

Based on everything here it seems like something to stay way from. If it looks like a duck, walks like a duck...

@Samuel Toma hey, I am in Vegas looking to invest more, maybe do some learning via some boots on the ground work. What area is your condo in?

Also, if you're looking in the Vegas area there are a lot of restrictions on what is allowed and what isn't. There are some areas STR isn't allowed at all.

Below is some info from the Vegas Department of Planning (where you would need to get a license from to host a STR.
