@Greg H. these are SHORT term examples.
Show 30+ properties with the same criteria and 15+ years of data/history. Do you actually forecast the same results youve had in two years for the above property for 15 years?
also kind you that it sounds like you're having to organize cleaning, find tenants, etc. a job (and not a high paying one at that) not an investment

its easy to cherry pick with one lucky example. Of course you roi looks good on this one, but what about you irr on 30 properties over 15 years? Hopefully you learn sooner rather than later, but to keep making money you'll either defer maintenance and become a slum lord, or you'll notice all your profits going into Capex. 15 years later you'll wonder why you were spending 40+ hours doing this

@Benjamin Haberman you should not be using % of rent to forecast anything. This is misleading. that calculator prop shows that you can CF on a property that rents $400/month.
% of $400 vs % of $1500 is a completely different number. Get it?

Clearly maybe the issue is that you and I all define "investment" different

first let me say. I am not getting on a roof or going to paint etc. that is a job, not an investment. I am also not going to neglect different capex that you seem to be missing and or underestimating. I also am not going to be a slum lord

@Mary lou L.my suggestion would be to stay far away from ~$30k houses that rent for $700 a month. Why?
Taxes/insurance: ~$200/month
Vacancy: ~$75/month
Maintenance: ~$75/month
Management: ~$75/month
Capex RESERVE / replacement: ~$250/month
