I too remember watching those Carleton Sheets infomercials as a kid and being struck by how attractive real estate investing sounded ; )  I'm a bit more risk averse than the no down payment approach but we can touch on those discussions as well if we get a chance to connect.

@Jean-Luc Lacosse I agree with @Matt Jennissen regarding great potential for long term growth. Many industry experts are predicting that cities like ours will experience population surges in the coming months and years as remote work opportunities continue to rise exponentially across the US. Just this quarter, I had 5 clients close on properties here in Duluth that I would classify as "relocation" clients who decided to move to the area because of job opportunities and/or remote work options. I have also had multiple new relocation clients reach out within the last month to start the shopping process because they are scheduling a move to the area or have already landed here thanks to new options provided by their employer to work over a VPN.

He personally handles my small business, and works with a number of my investor clients and folks I am acquainted with in the industry.  I like that he is aggressive but also willing to explain his thought processes.

@Justin Hall  I have an insurance agent here in Duluth who frequently works with landlords and is always willing to provide a quick quote with the affordable approach being front and center.  He is honest and frank about what makes sense and ways you can help keep costs low. @Joseph Hammel So sorry to hear that you have a non-performing tenant.  Sounds like they may be taking advantage of the situation.

It is my understanding that there is still a moratorium on evictions through June 12, 2020, which is when the statewide emergency order ends.  There are certain exceptions to this but most eviction and foreclosure proceedings remain on hold.  There is a FAQ on lawhelpmn.org that is geared towards tenants and their rights during the pandemic.  It may help you answer some additional questions.
