@Anna Sagatelova That's sounds great. The checks did clear. I am going to follow your steps and put this inside of my policies. Didn't have anything in there for that yet so I need to add it. Glad you are willing to share how you would handle it.

Yes cozy but they are older and i don't think they understood what they did. Cozy automatically credit it to their account but I'm thinking they will want it back. I'm trying to figure out 1. how do I address them and 2. how should I give it back and record the incident. 

Hey BP,

What should I do if a tenant pays two months worth of rent by mistake. They haven't caught it but I've been finding out its better to be proactive than reactive in this business. How do I go about giving the money back? Or do I ask if they wanted to be applied to their next month rent? How should I handle this? I'm trying to be really careful about how I handle this being this is my first property and I'm house hacking. 

Welcome to BP! Its a great place to learn and get started! My advice would be listen to every BP and BP money podcast you can. Then go to all the real estate investor meet ups you can. 

Thanks @Account Closed I am a buy and hold investor so I'm going to rent it out. I have multiple units and reserves. I am going to find out if his payment works with market rents. Do I have to have a local attorney or could I get someone that's outside of the area but in the same state and region?
