I was just out of college and saw a house for sale for $9,000.  I had 5K and my dad had 5K, so we bought it.  We soon realized that the extra 1K would not at all be enough for all of the repair costs.  So I decided to just go ahead and resell the house, and actually resold it for $15,000.  I was of course intrigued by this process and soon realized that this was called wholesaling.  10 years later I have established my own business doing this.  Thanks for this great forum question and walk down memory lane.  God bless!

Fantastic Investment Opportunity Near Audubon Gardens Neighborhood of Indianapolis. It’s a Single Family Home with 4 beds and 1 .5 baths. Great Rental Area!

The vinyl windows are concealed by the boards. It has a walk a through room in addition to the 4 bedrooms. The flooring in the kitchen and the bathrooms are vinyl. There is a full size unfinished basement and one car attached garage. There is no furnace or water heater. The property is vacant but the rents in the area are around $721 per month. There is a Potential To Bring In a Stable Monthly Cash Flow!

For all of the wholesalers out there, what do you prefer; assignments or double closings?

@Grant Swartzentruber  Hey Grant, we actually back out of that deal because it was too far away from us.  But the details are 30 acres at 12399 Anderson Rd, French Lick, 47432... Agent is Gavin Smoot and I think they are asking 65K for it.

Two bed, One bath rental in Anderson, IN.  This house is already being rented for $450 a month.  With some touch ups to the house, rent can be over $525.  Great opportunity to bring in some monthly cash flow.
