Thanks @Jeremy Gunn. I explored the duplex option, however, it is only zoned for single-family houses according to the city. I can build more than one house on the same lot though. I spoke to another contractor today. He can build the house but says he doesn't deal with all of the sub diving and annexation stuff, which I can understand. Have you worked with any contractors in the area, Jeremy?

I just finished a rehab in Leesburg Florida and the property will be listed for rent by next week. It is on about .65 acres. I called the city and they said I could probably subdivide the lots and build another 4 houses based on the space that is available.

At this point, I’m trying to figure out the “highest and best use” for this lot. My initial thought is new construction, however, I would probably need to wait until I refinance out of the hard money loan in a couple of months before I explore that.

A friend of mine said he could build a 2/2 house, 800sq for about 80k-90k. Ideally, I would want to build as many houses as possible and subdivide the lots. My understanding is that this process can take quite a bit of time.

I have zero experience with new construction, however, I am totally willing to learn if it makes sense to build.

I’m all ears if anyone has any creative ideas or if you might be interested in partnering or offering a contractor referral.

Hey BP

I'm looking for a good GC in Central Florida, specifically Leesburg, to do a full rehab. The interior of the house has already been demoed. Needs a new kitchen, two new bathrooms, flooring, some drywall replacement, window a/c units (possibly central air), etc.

I'm looking to have this completed within a 2-3 week period once the work is commenced and would be available to meet onsite this coming weekend for estimating purposes. I will be in town from May 24-26. 

If you or anyone you know would make a good recommendation please let me know.

It looks like I will be finalizing the refinancing of a investment property in the next couple of days. When it's all said and done I'll have approx. 25k to work with and I plan on using it towards the purchase of an investment property. My overall goal is to have 10 doors that cash flow $500 or more within the next 3 years. (I don't include repairs or vacancy in that number.)

I live in South Florida and this doesn't seam like a realistic proposition in my area, so I am considering the Central Florida market. I've actually encountered a wholesaler on BP that seems to come across properties that would fit my needs from what I'm seeing. I know 25k is not a lot to work with, however, I think it's a start. 

At present, I intend to target properties that are 100k or less in Central Florida at 65% of the ARV all in. I am considering starting out with a couple of flips to build capital, however, if I find the right buy and hold properties I'm thinking that wouldn't be necessary.

I'm open to any suggestions, thoughts, tips, that anyone would like to share. I'm not afraid of investing out of state either.

Tyler, maybe I haven't done enough research, but that is honestly news to me. I was under the impression that cash is always preferred, but not absolutely necessary. Does that have more to do with the current market conditions, or do you feel that's just the way it's always been?

Stephen, every bank I've tried to pursue a HELOC with has told me that they don't do them, and/or referred me to another bank that might be able to help, mostly the former. I would imagine it has something to do with having second place if the loan defaults, and the greater risk associated with that type of loan.
