I know some of the best ways to market as a wholesaler have costs that may not be to significant relatively speaking, but I am in a position where I can't spent money on marketing just yet, at least not anything substantial. In the meantime I would like to try to use all of the free marketing tools that I can. Right now I'm using craigslist and Backpage to post daily ads to find sellers. I am also driving for dollars, and plan to start mailing to those homes this weekend (I can at least afford to pay some postage). 

What are some other options that are out there? How can I make even a $10 a month budget work?

@Jared K. We live in a world that wants comfort with risk. That is why people look at investors the way they do at times. I'm glad that you learned to work through all of that.

@John Whittle You sound a lot like me buddy. We can be good friends. I hope to retire as well through rental properties. There is a podcast I listen to called Just Start Real Estate that was a big help with giving me the proverbial kick in the butt. You may want to check it out. I forget his name, but the guy who does is on BP I believe. He talks about it at times.

@Tom Reynolds I'm doing a couple of the things you mentioned, but in a very vague kind of way.. One issue I'm having is I'm not exaclty sure where I want to take this yet. I am going to attain a realtors license as part of my strategy, but other than that the first thing I want to do is pay off our (my wife and I) student loan debt. What are some ways I can start working on a business plan and becoming more focused?

What will I find at planning and zoning meetings? I won't have time to do much reading until my internship is over, but I hope to get on that in the beginning of December.

@Karl Krentzel Wow, that was a wealth of information. Thanks a lot. There is an app that I use on my phone to listen to podcasts. I added you podcast to it, but I can't access any episodes prior to 342. It may just be my app though. 

Do you use backpage as well? Would you mind sharing some other good and free marketing tools?

@Karl Krentzel I've been posting ads once a day in the mornings, so far. Due to my schedule it is difficult to do much more than that. It seems you have some experience with craigslist ads, so I'm wondering if you have an suggestions, or even some sample ads you would be willing to share. Thanks.

I got my first call today through a Craigslist ad, and it was super exciting. Even if it doesn't go anywhere I feel still feel a sense of accomplishment. I will keep the BP community posted on what happens...

I just got my first call from a Craigslist list ad today. I agree with Barry with regard to connecting with a realtor/mentor. I called a great and very helpful realtor that I found on Biggerpockets right away after my call, and he was able help me work through what to do next. God only knows where it will go, but it is nice to have someone willing to offer some guidance. Hopefully you can find someone on Biggerpockets to help you as well.

I know a lot people talk about analysis paralysis in investing, but I had the opportunity to experience it last week. All I had to do was simply post my first Craigslist ad, but for whatever reason I froze and started thinking about reasons why to hold off on doing anything. I eventually started posting, but I find that it is a almost a daily battle to get over those mental blocks. What are some of the things you all do to keep yourselves action oriented?
