Over the past week, or so I've been considering moving more towards a buy and hold investment strategy by looking to purchase a duplex. My initial thoughts were to start out wholesaling since that seems to be the general consensus for beginners. I know many people would say no to this, but I am considering trying to do both in a sense. I would be driving for dollars along with sending out mailers, and looking for a duplex to buy and hold in order to free up money to use for investing.
I think that finding a duplex would solve some of my financial limitations with getting into investing, and doing the driving for dollars in the meantime may produce a deal as well. Thoughts?
@Ronald Perich Brilliant! Thanks.
@Elizabeth Colegrove That is very true. Creativity seems to be a big help. I'm good at recognizing good ideas, but not necessarily with coming up with them.
Thanks @Prince Adeoba
I find myself wondering how to approach real estate investors in all of their varieties. I don't want to just walk up to them and just say "tell me everything you know" like I'm looking for a hand out, but I don't know how much I can offer them either at this point. Some people have been helpful with some great ideas, but it is still a struggle. @Dan DeMott Told me yesterday that I should have either time (working 70 hours), money (I won't even go there), or experience (started 3 weeks ago) to offer, but I don't have any of those things right now. Woe is me! lol
@Ronald Perich Driving for dollars is definitely where I am going to start. Oddly enough I think I will enjoy it.
@Nathan Paisley I think that is sound advice, especially what you said about working for others.
@Jim Viens @Dev HornThanks for advice. I'm actually hearing more and more about the importance of marketing, especially when it comes to wholesaling, and I see the importance. I also know that there are some ways to market for free as well, and that is what I need for right now because I simply can't afford to spend anything for at the next few months. I want to try to exhaust some of the good, free or inexpensive means of marketing for now. I know it may be harder, but I know it is possible. If I don't get one until I have 2k to spend then so be it, but I will try anyway.
@Brian Gibbons I'm actually working on both of those things as my starting point. I am hoping that I can. I like your idea of trying to work for someone for free. I don't have room to make any financial sacrifices, and at this time I am working about 70 hours because of my internship, so my time is limited as well. I do believe I am making the most of my time, but the hard part is making sure I'm learning what I NEED to learn get started until December when my internship is over.

I feel very blessed by all of the good advice I'm getting. Thank you @Dan DeMott @Jon Huber @Michelle Murray @Mehran K.
After attempting to search the county registrar I'm realizing that there is a fair amount of research involved with: finding good markets, finding who's buying, finding who is selling, etc. I initially thought that I could get away with finding distressed properties (bird dogging), and sending letters until I could contribute more financially with direct mail. I found myself going a little bit haywire yesterday with all of it, but I think I'm okay now. I need to learn how to streamline these things otherwise I will have a major malfunction.
What are the things that I need to do before I even begin driving for dollars? I actually kind of like doing that as opposed to sitting in front of a computer, thought I know that is important as well.

@Mehran K. The county registrar is the part that I am having a hard time with. I'm not sure how to navigate that in Palm Beach county, FL. I'm going to start going to meet-ups in the near future. I just can't afford the ones in my area at the moment.
