For 2-4 units you use comps to determine market value. A local realtor can review and send those to you. To determine if it fits what you are looking for review current rent, ROI, schools, is there growth, neighborhood class, etc. Everyone has their own criteria on all of this so you need to establish that and establish a team that works in those areas. On properties 5+ the values of those are determined by cap rate. Again if it fits your criteria you use the same principles.

I can see that point. I've seen in a some cases where turn key is more expensive than buying off the MLS. Yes it is a hot market so very competitive. Just a food for thought where he can explore other options on the MLS.

They are here in my market. What I see here are comps are accurate on 8/10 so not too bad. At the end of the day you do your homework and see if it's worth it. The EMD is non refundable so don't go under contract unless you are ready

Some ways.. high earnest money, waiving inspections, quick close or close date that seller wants, have the lender call the listing agent if you are financed, these are some. At the end of the day it might take you 1 offer or 10 to get the right deal but be patient.
