Yeah that rent bump would help, that'll put your cash flow at 150/door which is more on par for what I see. You could slowly raise rents or wait till the lease expires and update then charge market rent. At it's current cashflow doesn't look amazing. What kind of area is it?

I cold call/text for multi. When I chat with them I first just ask if they'd consider an offer on the property. If they say no just build a relationship with them so you can learn from them and when they are ready to sell they'll ask you. From there just ask questions and let them talk. They got bugged many times so don't come off like a salesperson just ask questions and be a sponge. Networking is is the benefit of doing cold calling.

Good rule of thumb is to avoid HOAs. Very rare cases does it make sense

If you do look at turn key properties it'd cash flow better if you bought it MLS, off market, etc and hire a PM. Turnkey companies can be overpriced.

I cold call/text for multi fam for my clients. How I structure it is I bring the deal to them. I represent the buyer, seller is unrepresented. On my commission buyer or seller pays it, just depends on negotiations. Vet the owner so you know if the deal would work then put in an offer in on it with your buyer.

I'd find one that's 100% in on investors and has the track record/reviews to back it up. The one you love you'll find.

As others have said opportunity is out there. Hunters are rewarded. 80% of the people in Real Estate are cold/luke warm. You won't get anywhere doing nothing.
