If you do look at turn key properties it'd cash flow better if you bought it MLS, off market, etc and hire a PM. Turnkey companies can be overpriced.

I cold call/text for multi fam for my clients. How I structure it is I bring the deal to them. I represent the buyer, seller is unrepresented. On my commission buyer or seller pays it, just depends on negotiations. Vet the owner so you know if the deal would work then put in an offer in on it with your buyer.

I'd find one that's 100% in on investors and has the track record/reviews to back it up. The one you love you'll find. 

As others have said opportunity is out there. Hunters are rewarded. 80% of the people in Real Estate are cold/luke warm. You won't get anywhere doing nothing.

Invest OOS, you'd have a better shot of growing your portfolio
