Welcome @Cory Campbell ! I am located in Los Angeles and am also a newer investor targeting out of state buy and hold rentals.
Its nice to see others from So Cal on here. The podcasts are definitely instrumental as are the blog posts. Other than that, I would say to stay active on the forums and network as much as possible.

@Jeffrey Bradbury - I don't think that they have to be under an LLC. More importantly, I would obtain the liability insurance I mentioned as a good attorney could pierce the corporate veil regardless.

@Jeffrey Bradbury - While I am no expert, I recommend purchasing at least $1,000,000 of liability insurance as well to protect yourself against law suits. Are you putting your properties under an LLC or your own name?

@Jeremy Walker - Depending on what your goals are, and given the open-ended nature of your question, I would put the 20k towards a down payment on a property in the 80k - 100k range, which I would rent out for decent cash-flow returns.

@Account Closed - Commercial loans permit LLCs from what I understand, but conventional mortgage loans do not permit them.
