@Andrea Tapp Welcome to BP!  This is a great resource for all aspects of RE investing.  I am always looking to be added to wholesalers lists as an investor so PM me if you would like to add me to your list.  I focus more on higher end properties in the suburbs (BA, Jenks, Owasso, Glenpool, Bixby, etc).

@Jim Bickford I too am looking to dive into some commercial real estate in Tulsa. I've lived here most of my life and am getting somewhat bored with the SFR rentals. I'd love to hear about your deal sometime.

Hi Andrea,

That is a very lucrative location.  I'm sure its gone up significantly in value since Tulsa Hills was developed.  I looked at constructing a mini-storage near you.  I have a couple lenders at Midfirst Bank and Arvest Bank that might be able to assist.  Feel free to PM me if you would like additional information.

How much risk can you tolerate?

I've lived in Tulsa for 33 years and have never been in a tornado.  Insurance is expensive here, but I have yet to meet someone who lost a rental property due to tornado's.  I guess I should be happy that there is a reluctance to invest in OK.  It keeps all the out of town investors away :)

Hey @Josh Chappell Welcome to BP.  I too am in OK and do most of my buy and hold investing in Tulsa.  Our market is really good for nice, steady cash-flowing properties.  We don't get much home value appreciation but we do get solid reoccurring income.  If you have any questions, don't hesitate to ask

I bought a nice house literally next door to an elementary school and I had no problem finding a renter.  As a matter of fact, I had more interest in that home than any other home I have rented.  Its a matter of opinion as to whether or not the school had anything to do with it, but nobody seemed to have any concern with the school so I read that as a positive.

@Dante Pirouz I have been told that some of them do fully amortize them but imo it sounds too good to be true so I am hesitant.  I am lining up to do my first private loan once I reach my 10th property so I will likely find out all the details at that time.  I am sure there are others on here that might be able to assist in that question.  Sorry for the poor response.
