I got your book in the mail today man, and I got through about 50 pages, it's a great read. Thanks for the note inside it made my day! All this is definitely good to hear for those of us that are a bit younger, it helps us put things in perspective and put more guided plans in place.

Do you guys know of any lenders that don't require 30% equity in a rental unit to count rental income towards debt to income ratio. Ive got good credit 760 and about 20k in cash but I can't fit debt to income ratios without using my rental income to offset the mortgage for that property. I am looking for a conventional owner occupant loan at 5% down in Texas.
