Your not going to find the 2% rule type deals in Austin man, different numbers in different markets.

Welcome to BP man. I like the Southeast section for buy and hold. It gets a bad rap but there's a ton of nice areas that can cash flow well. Good luck man!

I happen to Teach and am paid by the government so I thought that was kind of funny logic.

I don't really like getting into these things but following your logic, teachers, firefighters, or cops should not be allowed to vote because they are paid by the government and therefore your "conflict of interest exists" . Just thought i'd point that out, whether your getting it free or working for a check your receiving money from the government nonetheless and that would cause a "conflict of interest" and obviously sway your vote.
