Does anybody know a good inspector in Austin, TX ? Need to get one done this week, and i've got a little bit of concern over this property so I would like someone who is thorough even if they charge a bit more.

One more comment on how great this topic is, its fantastic , I definitely enjoyed reading these comments......Next time I post on this topic will be when I have 4K a month passive cashflow. Which for me is enough to live pretty well and carefree with no job. I'm at 2k passive right now and in the works of acquiring another property and getting that much closer to my goal. After that I might still work just to continue to get financing for new deals but I will pick a job I enjoy a bit more, maybe work part time. I agree with the comment about work not being as annoying when you don't need it anymore. I can quit my job tonight and still cover all of my living expenses indefinitely (living like a pauper but still more income than expenses) and that makes my day job much more enjoyable....I kind of just do what I want and I think I should be doing and if supervisors etc. don't agree ...well too bad for them I do what I want : ).

Just read equity happens I thought the book was fantastic. I thought I'd share that with you guys some of the newer investors might like it and it really applies to those of us in hot markets. It was written before the crash so a lot of the info is a little out dated but overall great book.

I'm actually thinking this is the property on Mission Hill. Honestly Austin is not Dallas or Philly you shouldn't have many problems with crime especially if you have lived in the area in the past or have experience dealing with the population that lives there. I think the one note you should take from here is from Jon Holdman best case scenarios don't happen , ever......if they do they won't last forever real estate doesn't work that way no business does. So your numbers are off, realistically I think $800 a month cashflow is what you'll end up with. That being said I think that could be a great number depending on your situation, if you are willing to put in the work and self management for that amount of money then do it. It really depends on how much cash you have to invest and how much work you are willing to put in.

If you have plenty of capital you would likely be better off building more equity and having less work by investing in a better part of town like Jeff Clawson suggests , but if you don't have a lot of cash that's not an option at this time. Don't worry it will be in the future.

At this point in my life I wouldn't live there but I would have definitely done this deal when I was single and 21 or so to get started. That's my 2 cents.

I completely agree with Jon let them out no penalty before they decide they are staying a few months for free and you end up with an even bigger problem. You also don't want to have issues with people that know where you live ........No matter what you do they will likely feel as if they were wronged, I would just let them off and then find a good tenant before this turns in to a bigger issue.
