Jon, do you see any appreciation potential in 78725 or do you think that it's too far out too see any appreciation and is strictly a cash flow area?

Welcome to BP Bob, you're going to love Austin. Here are some answers to your questions.

1. Varies, depending on the age of the house, tenants, etc...but I spend maybe an average of 2 hours a month on my rental property . It's more like 0 hours most months and then every few months something pops up that takes a few hours to take care of.

2. Yes BP! You're already here the Austin people are awesome.

3. I will let some more seasoned investors answer that one as there is many, many answers to that question.

You can get into a property with that buying for example a HUD home with 3.5% down on an FHA owner occupant loan (say 80-100K house). Live in it for one year and then at the end of the year rent it out, then repeat every year. I think that would be a good start, that was my start....actually had like 6K I think when I did that HUD covered most of the closing costs if I remember correctly. Not fancy but simple and effective.

Awesome story man I'm 27 and I've got some pretty good rental income coming in as well and looking to retire before 30 :). And then maybe become a realtor and do a couple of flips a year for extra income and to acquire more properties and travel a bit.....i'm not a huge fan of waking up at 6am everyday. I'm a teacher and it's tough every day is rewarding but a grind as well.

I use keyless locks (push button code) from homedepot they're about $100 and really easy to install and reset, battery lasts a very long time as well I would definitely use them for a vacation rental.
