I've tried popping a nickel in each letter...but response rate didn't go up.  Sample size was only a few hundred though.

Great thread @Andrew Herrig i'm in that dry spell spot haha some time with no deals but I do have a few in escrow, its tough to keep your mind right.  I really appreciate you taking the time to make the thread man, it's great for others out there myself included.

Mix of Absentee and Owner occupant 40-100% equity.  Homes bought at least 5 years ago, zips that fit my model etc.. I would say one deal per 5,000 mailers or less than that recently.  15-20 good leads per month.  Overall in the last year i've averaged about 6,000 pieces per deal.  It takes a lot of mail in Austin to pickup deals, at least it does for me.  I'm currently looking into other Texas markets.

Hey guys we have an EXACT comp for MLS #3182832 16005 Windermere drive and on the same street . Only difference is ours is 18K cheaper and NOT ON THE MLS. That one sold in one day on the market for 103K CASH. We want 85K for ours. This is an assignment. New HVAC in and out , needs carpet. Our guess at rent is $1,000-$1,200 but obviously do your own research. Property is 1/2 Duplex. So it is one side of a duplex , it is a 2/2. It is 14 miles north of downtown Austin, in Pflugerville under 10 minute drive to DELL which is one of Austin's biggest employers. HOA is only $111/year!

House has brand new HVAC in and out and is structurally sound. Comes with good stove and fridge.

Cash Deal no financing due to the way I structured assignment and quick close wanted.  Looking to close on the 15th.  

Don't want anyone to disturb owner at this point so I can't post address here but if seriously interested and able to close contact my assistant with offers or questions at [email protected] and she will take care of you, we expect to sell this today.  I won't be following this thread, unfortunately i'm too busy these days to check BP often.

I buy from Listsource every 6 months or so I buy about 5,000 names.   Different lists but mostly absentee and owner occ with equity etc...I think I pay like $2,000 or so it's been a while?  But actually I just got a new service with them that will cut that bill by over 50% the next time I order. It's an upgrade they offer on the site.  Ive also bought probate and  inherited lists from different sources. I've paid up to $5 per lead on those.

Last 5 were all Direct Mail Combination of Yellow Letters and Postcards.
