Any updates guys ?  Are you guys still running adwords, I think this would be a great thread we could all give each other feedback. And have a testing budget of all 6 or 7 of us or others that join as opposed to just one person's budget.  

So far in 60 days in Austin TX from Adwords ive spent $2,349.69 and got 15 leads for a total of $156.65 per lead and my conversion rate has been 9.49%. Cost per Click $14.87 Leads have been sort of like bandit sign leads, 7 were listed on MLS...2 Were Junk leads (out of area)...and 4 were sellers not listed but little motivation and 2 were motivated sellers...wasn't able to close any of these , at least haven't yet.

Looks ok so far assuming I can close one in 30 like @Sam Craven i'd be ok with paying about $4,500 a deal.  I only do really solid deals. No small wholesales, wholetail mostly.

Budget is set at $100 per day i'll get you an update in a month or so any and all insights are appreciated!  Have a GREAT week guys!

Congrats @J. Martin amazing job man!  I was able to do the same at 28 a few years ago.  I've been to Colombia, Thailand, Singapore, Cambodia, Puerto Rico, Costa Rica, Mexico and Nicaragua since then : )   90 days in Thailand last year and i'll be in Colombia 30 days this year (Along with your meetup in SF and some other U.S. road trips sprinkled in between).  Enjoy it man , stay liquid, keep good cashflow , and have a blast!   Congrats!

First of all good job at Texas State I went to UT when your bro was killing it.  I think you have a small celebrity Status in San Marcos you can play off and San Marcos is a cool place to live.  That being said if you're goal is to make as much money as possible Houston is the way to go 100%.  There's just a lot more money there and if you're good you can get a real piece of an ENORMOUS pie. I actually do a lot of business in Austin, but moving my operation to Houston this year. (Guys over there doing exactly what I do here are making 4x more money than I am now, so i'm headed that way) .  Good luck man!  It'll take you a few years to get to your bro's Salary, but you can pass him up long term.

@Brie Schmidt  Thanks for bringing this back to life!  I had 5 Goals  2 of 5 DONE...Working on 2,4 and on track for #5! : )

1. Live 2 months Abroad : ) Get Some Muay Thai Training and Beach Time in / DONE

2. Add 2,000/passive cash flow per month to my rental business/CLOSE!

3. Market more than I ever have 5,000 -15,000 mailers per month/DONE

4. Make $500,000 Net This Year through Wholesale and Rehab deals in Austin and Houston/Working on it : )

5. Be happier than I have been any other year of my life!/ ITS BEEN GREAT, but all my years are GREAT!  : )

Following this as well @Ryan Dossey in the exact spot you're in and trying to see if MLS is worth the effort and how many offers I should be putting in per day.
