You can try creating and leveraging local broker relationships. Given the deal volume they see across their desk they can help identify potential deals, off-market deals and give better insight into value. Hope this helps and best of luck breaking in.

One I've seen and that could be compelling given Columbus' medical presence is specified Airbnbs. Covid increased demand for traveling nurses which provided STRs the opportunity to have a consistent flow of approved, reliable tenants. Making inroads with local hospitals, nurse groups to build those relationships can be beneficial. Hope you have a great 2022. 

Hope this went well, would look to attend one the next time I'm in Greensboro. A great growing market with opportunities throughout. Hope the meetups have been valuable.

What a great topic, thanks for posting and sharing. Found it very valuable, much appreciated again. 

Some good metrics to help identify target markets and submarkets are; population growth, income growth, job growth, job diversification, rent growth. Hopefully these can help filter out some noise when evaluating different markets.
