Congrats on getting started and welcome to the forum. As you begin to evaluate out of state markets some good metrics to utilize can be; population growth, income growth, job growth, rent growth and job diversification. When you begin to look out of state hopefully these can help in identifying target markets and submarkets. Best of luck.

Welcome to the forum Michael. St. Augustine and northeast Florida continues to be an expanding market. As more units come in more schools and infrastructure have been added and continue to be needed. These indicate a predicative that population will continue to grow in the area. Exciting times ahead and wish you all the best.

Bigger Pockets (the forum and conference) can be a great resource for active and passive investors alike. Also local meetups, networking groups, professional groups focused on real estate and industry conference can all be a great help. It can allow for introductions, connections and building of network as well as filtering potential mentors and learning about new investment strategies and types.

Local meetups, networking events and industry conferences can also be a helpful resource. Hearing from like minded people with their perspectives and experiences (particularly in your target market) can be a huge benefit. Best of luck on your RE journey and hope things progress well.

Hi Mihal, 

Winston Salem has been a good opportunity, particularly with Raleigh becoming more and more competitive. Growing demos like jobs, income and rent show positive signs and QOZ investment has come into the area showing development and growth potential. When touring a prospective property some good questions can be; who lives here, why do they choose to live, what has the renovation scope been, what are the most recurring fixes and issues, what was the covid effect on the property. Hope these help and best of luck as you get thing started.
