North Georgia continues to be a growing area so congratulations in the development this far. The Dawsonville, Gainesville, etc areas have seen multifamily development, retail and now infrastructure. I imagine the demand for long term rental will only continue as I'm sure you're aware which can help with the decision. Best of luck going forward and hope things progress well.

Each year the Real Deal puts on a conference in Miami. Attendees include owners, operators, brokers, lenders, etc. It's a great opportunity to connect as well as hear from panels and speakers throughout the conference.

Some good metrics to help determine markets and submarkets can be; rent growth, income growth, job growth, population growth and job diversification. These can help to filter out some of the noise and better identify target markets and submarkets.

One item to consider is economies of scale. By investing in markets you already have allocated, further investment allows larger economies of scale. Should properties need renovating you can do so on a larger scale potentially saving costs. Should you need to market the properties you can leverage multiple properties in the area to do so. While not a final determining factor, this could be part of the equation.
