Local meetups and networking groups can always be helpful in building broker relationships. Being in the market in some fashion is important. Also how can you provide value to a broker? Be it insights, leads, etc. brokers are aimed to work where value lies. Best of luck breaking in.

Congrats on the first flip. the sunbelt continues to provide markets that include rent growth, population growth, income growth, job growth and job diversification. These can be a good way to filter out some of the noise. Major metros like Dallas, Atlanta, Jacksonville, Tampa, Orlando, Charlotte and Ralieigh have grown that secondary markets like Chattanooga, Greensboro, Winston Salem, Huntsville, Birmingham have provided investment opportunities as well. Investing in a market you know can always help. One it can help you understand what's a good deal and what may not bet. You'll also have an idea of the momentum of an area and whether it has room to grow or not. If you did want to look at other markets outside of your own, some good metrics to consider are; population growth, income growth, rent growth, job growth and job diversification. Congrats on getting started and welcome to the forum. South Florida has seen infrastructure and private development and continues to be a hot market to say the least. Some items to keep in mind as you look at markets and submarkets; population growth, rent growth, income growth, job diversification, job growth. These base metrics can help serve as filters and clear out some of the noise.
