Hi Austin,

Ballpoint Marketing could be a good option. They are direct mail service that has many different templates and styles of outreach, including handwritten notes. The team has a real estate background so they understand effective strategies, best practices and can potentially help opening new doors. Best of luck.

Hi Mike,

If you were looking at a new strategy, Ballpoint Marketing is a great direct mail service. They have multiple templates and products that can help change up the presentation. Also, the team has experience in real estate directly, so they understand different use cases, effectiveness and best practices. Best of luck.

Congrats on getting started. Some helpful questions to understand the deal can be: Who lives here? What is the draw of the property? If renovations, what's the average turnaround time? Has the renovation scope changed? What has the covid impact been? How do rents compare to budget? What is the foot traffic like? What unexpected items have come up since ownership?

@Barak Duanias

Leveraging broker relationships could be a good option. They can be a great resource for information and with the deal volume across their desks can be helpful in evaluating deals.

@Holly Williams

Thanks for sharing and congrats on all the progress. Hope 2022 proves just as fruitful.

Some good questions to better understand the deal can be; What is the draw of the property? Who lives here? What is the foot traffic like? What was the COVID impact? How do you rents compare to budget? If there are renovations; has the renovation scope changed? What's the avg. turnaround time for a renovation? What unexpected things came up since you've owned it? Hope these help.

@Ronnie Howard

The Real Deal in Miami is a good networking opportunity as is the Bigger Pockets conference each year. Congrats on getting started.

@Joseph Yallop

Congratulations. Some helpful questions to ask are; What's the draw of the property? Who lives here (demographics)? What was the COVID impact? Where are rents relative to budget? If renovating, has the scope changed at all? What's the foot traffic for tours and info like? Hope these help and congratulations.
