Hi Abraham, 

Some good metrics to help better filter out prospective markets are; population growth, rent growth growth, job growth, income growth. These can help filter out some of the noise. From there you can further develop your investment thesis and business plan to see which submarkets within a major metro but suit your goals. Best of luck.

Congrats on getting started. Developing broker relationships can be important. They see numerous deal across their desk and can help you identify good deals. Some good questions to evaluate a deal; Who lives here typically? What's the draw of the property? What's the foot traffic like? Typical occupancy? Biggest surprise since you you've owned the property? Best of luck in 2022.

Some good questions to help vet PMs; what type of asset classes do you manage (any specialization?), what tenants are you experienced working with? Biggest surprises at properties you've managed? How do you generate foot traffic/lease inquiries? Occupancy averages? Experience managing renovations? Hope these help and best of luck.

Congrats on getting started and welcome to the forum. Attending networking events can be invaluable. You can here from people who started in a similar position and learn their hacks and lessons to help. It can also help with exposure to new thoughts, industry knwoledge, etc. Best of luck.

Hi Jimmy, 

Congrats on a successful portfolio thus far. A couple markets if you haven't looked at already. Chattanooga continues to see QOZ development and build to rent (SFH) developments. Could be a potential market to break into. Being north of Atlanta you may already be aware but Dawsonville has also seen multifamily, single family and retail developments. If pursuing single family, Dawsonville's proximity to the lake could also provide vacation rental opportunities during times of low occupancy. Best of luck.

 Congrats on getting started and welcome to the forum, that's certainly a good start. Developing/finding your niche can be a good place to start. Not to say pigeon hole yourself but sometimes folks starting out can try and be everywhere at once. If say networking is a goal, what type? Building relationships with brokers? Operators? Investors? , etc. Best of luck in 2022.
