The book certainly has some relevant pieces still today. I would also encourage leveraging a mentor relationship. Books can often be written for a period in time and a mentor can evolve and help you evolve as the times change. Best of luck in 2022.

If you have an broker contacts it could helpful to run a practice pitch across them. Given the deal flow they see and data they have available they can help you sure up a pitch and ask tough questions as preparation. Best of luck and hope things progress well in 2022.
Some good foundational metrics that can help determine a target market and its runway are; population growth, rent growth, income growth, job growth and job diversification. Hope things have progressed and best of luck in 2022.

The sun belt continues to provide opportunities. Markets like Charlotte (as you mentioned), Atlanta, Dallas, Tampa, Jacksonville, Orlando have all seen growth in categories like population, job, income and rent. Tertiary markets like Chattanooga, Winston Salem, Greensboro, Huntsville and Birmingham have also benefited from this major market growth as well.
