A few things I look at; do they have a linkedin presence, have they done events before (if so how many), are there speakers and panels, do they have an event schedule of future meetups, is there a membership fee (this can be a good thing because it shows commitment on all members parts), is there a wide array of attendees, investors, operators, GPs, brokers, lenders, etc. Hope these help and that your meetups in 2022 are successful.

When evaluating a potential markets/submarkets some good metrics to help out filter markets and deals could be; population growth, income growth, rent growth, job growth and job diversification. Also examining areas that have received infrastructure investment can help to better illustrate a market's momentum and runway. Best of luck as you all get started in Ohio.

Some other ways to gain capital can be local meetups, local real estate professional groups, industry conferences and events and alternative investment forums. Best of luck in raising capital and congrats on getting started.

Also one strategy for Airbnb could be a unit by a hospital. Throughout the pandemic traveling nurses continue to be in high demand and creating relationships in these spaces can lead to consistent and reliable renters. Best of luck.

Depending on your goals some good metrics to evaluate a market can be; population growth, rent growth, job growth, job diversification and income growth. These can help filter submarkets within the Vegas area. It may also be helpful to know if infrastructure investments have been made in the market. Public investments like widening roads, water lines, etc can be a good indicator of the runway a particular submarket has. Best of luck as you get started.

When touring the property asking questions like; who typically rents here, what's the draw of the property, what are the renovation needs, what's the biggest surprise you've had while owning. Hopefully these help and best of luck getting started.

Congrats on getting started and welcome to the forum. One way could be to look professional networking events. Some can be directed at particular groups as well (beginners, young professional, MF and SFH). Likely they'll have a monthly or quarterly meetup which may not have happened yet since we're just into the new year.

As mentioned above some good metrics to help filter target markets are population growth, job growth, rent growth, income growth and job diversification. These can hopefully help identify target markets. Another item to look at is if a submarket has received any public funding particularly infrastructure developments. These can be signs of growing momentum as well as sustainability should infrastructure be reworked for new developments. Best of luck getting started.
