One direct mail service you could look into is Ballpoint Marketing. They have a number of different templates and mailing pieces. The team also has a real estate background and experience so they understand best practices, different use cases and how to get the most out of direct mail. Best of luck.
The markets you mentioned certainly have great opportunities like Chattanooga and Huntsville. Another market to look into could be Dawsonville, Georgia. The area has seen new MF developments, value-add flips, new retail and recent infrastructure investments. The area continues to benefit being close to Atlanta while providing land and lake access as well. Best of luck as you evaluate.

When trying to "time" the market the phrase of "catching a falling knife comes to mind." Know the deal, your goals, timeline, business plan, investment strategy/thesis and evaluate on those. Should you be able to consistently time the market, that in itself would be the most valuable. Best of luck.

While further from Canada the sunbelt of the US has experienced and continues to show good metrics with items like population growth, income growth, rent growth growth, job growth and job diversification. Secondary markets have also benefited from the growing competitive natures of markets like Atlanta, Charlotte, Raleigh, Dallas, Tampa and Jacksonville. Best of luck breaking in.

Market evaluation can vary depending on business plans and investment strategies. Some good metrics that help narrow down potential markets are; income growth, population growth, rent growth, job growth and job diversification. The sunbelt markets have been experiencing these trends pre-pandemic and the pandemic accelerated that. With company relocation to Dallas it continues to grow. Similar growth areas have been in Tampa, Atlanta, Charlotte, Raleigh and Jacksonville. Growth in these markets have also spurred activity in secondary markets like Greensboro, Chattanooga, Winston Salem. Best of luck in your hunt.
