thanks for sharing Ryan, this is helpful. One book I found valuable in 2021 was It Takes What It Takes by Trevor Moawad. It discusses the importance of neutral thinking and getting to the truth quickly to overcome challenges. While not real estate specific, in a space with so many variables it can help when dealing with challenges both known and unknown.

A reverse timeline can help. If you have a particular deadline in mind you can build a plan back from there. What all would have to be accomplished one month out? 2 months? Etc. This can help but a roadmap in place to help achieve an acquisition.

A potential good source for direct mail is Ballpoint Marketing. They have a few different templates that can help in standing out amongst the rest of the crowd. Additionally, the team has real estate experience themselves that can help with best practices and different use cases.

While not real estate specific, It Takes What It Takes by a Trevor Moawad was a great read. It discussed the concept of neutral thinking to overcome challenges and also how to get to the truth quickly. Hope it can your 2022, best of luck.

Ballpoint Marketing is a great direct mailing service. They have many designs and templates. The team has a real estate background so they understand different use cases and best practices.

Leveraging broker relationships can be helpful. With the level of seal flow they see it can help provide data and insight to help evaluate a deal. Hope things progress well in 2022.

Tampa is a great market. SFH is needed as more institutional investment comes into the space. Population, rent, income growth have been strong as well. Hope things progress well.

Congrats on getting started. Valdosta is an area I love. Have you considered Lake Park? Just a bit south and the lake is filled with older smaller homes in need of tlc, that can be a great opportunity. There are also a couple of multifamily developments in the area. Valdosta is growing, although not like the Macon's of the world but there is still great value there.
