Congrats on getting started and welcome to the forum. Charlotte is a great expanding market and looks to continue to grow to be a leading metro in the southeast. Metrics show a good runway there as well. Hope things progress well and congrats again on getting started.

Some good metrics to consider when evaluating an asset are; population growth, income growth, job growth, job diversification and rent growth, Hopefully these can help narrow down a target market and submarket. Best of luck and welcome to the forum.

The BiggerPockets conference each year is also incredibly valuable for active and passive investors alike. Additionally, NMHC, IMN and the Real Deal are great networking opportunities and provide opportunities to meet with like minded folks.

Congrats on getting started. 

Some good metrics to utilize when selecting a target market and submarket can be; population growth, job growth, job diversification, rent growth and income growth. Depending on timeline and strategy these can help filter out some of the noise and help better target prospective markets. 

Some questions for touring the property; who lives here? why do they rent here (what's the draw)? Why do they not rent here? What's been the biggest surprise since you've owned? What are the most consistent items that need repairs? What's the turn of renovated unit? Has the scope of renovation changed? Hope these help and the deal work out.

Hi Long, 

Congrats on the first deal to be in position to 1031. As you alluded to the numbers and tax saving are a great advantage but limited to if you can access another deal in the identificaiton window. Depending on goals and timelines, the 1031 process can be a long term process with an emphasis of having a follow on deal. It will be interesting to see if there is any government regulation in the space as well. While it appears to have been tabled for now, it'll be interesting in if the conversation resurfaces. A good place to start can be identifying key metrics to help determine a market, submarket and ultimately an asset. Depending on goals, strategy and timelines some good metrics can be; population growth, rent growth, income growth, job growth and job diversification. While not all encompassing these can helpful in filtering out potential markets and help identify markets with a growth runway. Best of luck getting started.
