So the term engineer is really vague, I'm a software developer, however, some would say software engineer. This is the best time to get into real estate with the market slowly crashing.

@Deniqua Antoine the one thing I wish I did first was found a mentor. Now that I have Grant Cardone and Tai Lopez I feel like I’m moving in the right direction.

Hey @Ashely Perkins welcome to BP! I recommend going to MCREIA, there is one today at Legend Realty on Memorial Parkway it starts at 6pm. It's a great place to meet local investors and start learning. If you show up 15-30mins early you'll have more time to network.

Hey @Josh Banks,
- Know your numbers cash on cash return, Cap Rate
- Learn your local market (network with local investors, maybe find a mentor).
- Learn how to estimate rehab costs, I recommend J Scotts books
- Get a wholesaling contract, find a local closing attorney that works with investors/is an investor.
- Market to find deals, cold call, drive for dollars.
- Answer your phone when people call.
- Follow up with leads until they sell.
- Sign a contract with your seller.
- Send your contract to a title company, they will do a title search.
- Market your deal to buyers, this is one of the places networking will help you.
- Close the deal.
