Here's how I look at it. If its functioning while I move in, I expect it to function while I'm living in. Just because ice trays can be used instead of an ice maker shouldn't make a difference. If a light goes out in a room, do you not replace it simply because there are other lights in the room, or because a flashlight could get the job done?

There are so many different types of financing and what not available, that it would be impossible to go over them all here. You may want to consider HELOC, personal loans, etc. Possibly even a private investor or hard money loan. Again, there's so many options it depends a lot on location, property, income of property, income and credit worthiness of owner, etc.

In addition to what Dawn said, did they have their pipes properly wrapped and treated for the weather? I also like Scotts idea. Letting her pick a new paint color or new carpet would make her feel more like it's her home, it'd likely make her happy, and she'll take even better care of the property.

That sounds like one hell of an annoyance to live with, I may consider as much as half off if she's a good tenant and the sorts. Be up front though, ask her what would she like to make her feel better and go from there. If its reasonable then just give it to her! Glad she had renters insurance. That tells me that she is a sophisticated and responsible tenant.

I was wondering if anyone had any recommendations on who I should or should not use to take my 54-hour pre-licensure class to get my Real Estate Sales Person License in the state of Indiana. All input welcome.
