@Corey Martin Welcome to the community! This site has helped me tremendously! So much so that I felt confident enough in the education I gained to purchase my 1st of many properties this past October. My tenant moved in May 1st and it cash flows well!!! Watch the podcasts, ask questions, pick up some of these good reads everyone talks about and be open minded to the avenues of success. The properties will soon come!

@McKinley Crowley  Thank you for the quick response!  If you're requesting handwritten white letters, I'm wondering what's the hub-bub about using yellow letters and red ink?  I'm feeling like just as long as I get their attention does it really matter if it's yellow paper vs. white, red, black or blue ink?  This boggles my mind lol

@Michael Quarles  Thank you for all that info!  I'm new so I never heard about cluster mailing.  I'm driving for dollars so for now skip tracing is my best bet.  I had a team, but felt is was best for me to try things solo. I'll check your site!

@Ehsan Rishat  Thank you for your response!  I've started putting money to the side for marketing, but since I'm new the budget is still low.  I'm going to a local meet up next Thursday and hope to make some good connections.  I'll take a look at your site or some answers to my additional questions!

@Jamiel Strickland  Thank you!  I've started hand writing on yellow legal for the time being.  I also have some typed letters that I printed.  I leave some in my car and add the sellers name and address to for when the opportunity presents itself to tape on doors after an initial call.  I figure any contact with the property / owner has the potential to lead to closing a deal.  I'm trying to work with my small budget to make the best of the situation until I can get the funds together to do more marketing.

@McKinley Crowley Thank you for your response!  I've got about 125 properties that I've located during my driving for dollars but I'm looking to get much more.  My time to reach them is best on the weekends as I work a full time job during the week.  I'll check your site for more info and reach out with any questions!

@Jamiel Strickland  Thank you for the response!  Where will you be getting your postcards from and have you decided to hand write them yourself?  I had two partners, but decided to try things out by myself.  I work full time during the day so I set a goal to call for at least an hour a day.  Usually during my lunch break and will try to call when I get home.  I called some sellers yesterday and spoke to a two people and got a call back this morning!  Calling his wife on my lunch as she's in charge of the property.

Hello BP fam! I'm new to wholesaling, don't have a big marketing budget and was wondering some things...

- I've been using Fast People Search to skip trace, but was wondering if there are any other sites to help locate sellers?

- Do you get better success with sending handwritten letters on yellow lined paper or do you send printed letters on white paper?

- Are your envelopes colored or white?

- Do you use postcards instead?

- When do you find the best times are to call?

- How much time between calls and mailings do you wait?

- How do you overcome objections?

- Do you work solo or work with a team? If you work with a team, does everyone take on the same responsibilities or do they utilize their best skillset?

Any successful tips you have to share is greatly appreciated!

I had the same thoughts with my smaller older rental with not that much cabinet space. I also kept my fully functioning, previous dishwasher so I decided to install it. The current tenant doesn't use it as she prefers to hand wash. Maybe the next tenant will use it ...

@Rumen Mladenov  Thank you for the info!  I'll have to do some research.  It's sad that they try to bleed those who are trying to purchase vacant properties.  Are you only required to pay the fee while the property is vacant?
