It's hard to find LLC owners in DE and other anonymous states. I don't know of any free searches either. I'm not sure if you'll get any information if you call the SOS' customer service division and inquire, but you might find someone there who has some input. You can also reach out the LLC's registered agent an ask them to forward along your information to their client as some are more helpful than others.

@Sam Sand  Welcome to BP!!! I too am looking into investing in Wilmington.  I've made some connections with a city planner and he's helped me along with questions and people that I can connect further with.  My 1st property is in New Castle not too far outside the city.  Like @James Masotti said, check the FB DELREIA page as there's always posts to educate us and keep us in the know.

@Account Closed I've been looking at properties in Chester and my old coworker grew up there.  She's going to keep me in the loop on upcoming meetings about the city's revitalization.

My degree is in Interior Design and my career concentration WAS in kitchen and bathroom design. I think its helped me with designing my property's interior as far as fixtures and finishes, but I didnt have to go to school for it ... Meh lol

I didn't make any calls yesterday and I typically don't on major holidays.  I wanted to make calls yesterday, but decided people are spending time with their loved ones or preparing for their BBQ.  I'll be back at it today though LOL

@Michael Spindler  I'm new so I haven't closed a deal yet.  I've spoken to about 8 people in about 2 months.  I can only call on my lunch break and on the weekends, but text in the evenings and throughout the day when I can.  I work full time, but my job isn't very busy now so I use the time to look up these people on the parcel search and update my spreadsheet throughout the day.

@Zachary Blomberg ... I used a HELOC to fund my down payment and renovate my investment property. I'd say go for the HELOC at the current appraisal. If the market corrects say next year and your property appraises for less, you'll lose out on that money. You can always get the HELOC and have it sit until you're ready to use it.

@Michael Spindler... I live in DE and our parcel site has the owners address and the property address. I use this info sometimes to generate wholesale leads. Sometimes I run across owners who are tax delinquent. I call those 1st then absentee owners that have owned the property for 5 years or more.

With my rental I didnt accept pets. I had a neighbor with a dog and as she aged, she peed in the house... same spot at the landing of the stairs. Had a friend who had a cat that liked to scratch at the baseboards. That was enough for me to say no go at my property. If you do accept pets, request the non refundable pet fee and an additional monthly fee for the pet. Make sure it isn't a dangerous breed and see how things go. Well wishes!

@Ameenah Muhammad-Diggins I'm a designer and I've loved the look of white kitchen cabinets since I graduated in 2003 lol I put them in my rental and I'm about to put them in my own home. Go with the white... classic, clean and timeless 😊
