Welcome, @Leo Ka! Those are all great locations to consider. One thing you should think about (and check out the podcasts because there is tons of info on there) is how close you plan to be to your investment location. Doesn't necessarily mean it's better to be closer or farther away, just that each comes with their own challenges so you should think about that. Being far away means you'll most likely want to make at least one trip to the area to look at your first place and get an understanding of the neighborhoods. Everyone on BP has already been super welcoming it looks like, so definitely rely on them for advice in regards to that as well!

@Jo-Ann Lapin is right. Elk Grove, CA actually has some crazy development going on there. A new casino is going in and new outlet mall where a previously "ghost town" mall had been for quite some time. Also believe Apple built up some more sites there as well. Could be an interesting opportunity!
Sacramento, I agree is always great and only will get better with the new arena, but may already be a little picked over and harder to find a deal.
You could also consider Sonoma. There are definitely still lots of opportunities for properties that are older there to be purchased at somewhat reasonable prices. Have recently met a lot of people from SF moving that direction lately, but that is more anecdotal than based on hard facts in the area.

Welcome to BP, @Mark Puddicombe. This is an awesome place to learn. You can check out the marketplace, sometimes deals pop up there. You'd probably also be well suited to post around the forums and connect with people, lots of great lenders, RE agents, etc and they might be able to help you find deals.
Check out the local RE meetups also, some great advice there and you can also meet some people in the industry who may be able to help you find deals as well.

Welcome to BP, @Joshua Delarosa. Congrats on transfering over to Sac State and way to go on setting up a plan. That's huge and such a great way to go forward, especially with real estate investments!
I would definitely definitely check out some of the local meetups on meetup.com. They are awesome and a really great way to connect with local people in the area who are also interested (or already working) in REI.
