I think this really depends on what you and your team are looking to do. Can you cash flow based on how much money you guys have in the property with those rent prices? And if so, are you interested cash flow and potential appreciation (if you think it's in a good location).

Or are you guys looking to sell and make a quicker turn around profit?

Not sure how much you guys have in the unit so it can be tough to say exactly what is the best way forward, I think it depends on your goals though! 

Definitely check out the calculator like @Kelli D.said though! 

Btw, I think it's good to take into consideration what everyone is saying about the price as one indicator of demand at your stated price, but ultimately not all buyers are as savvy or focused as much on certain numbers based as the BP investors, so really just depends on what the market deems. I'd also check with your real estate agent if you don't have one as they can probably help quite a bit with comps, etc :).

Hi @Par Attaran, welcome to BP!

Like @Jill DeWit mentioned BP is definitely a great place to be to learn about investing. There are definitely a couple different ways to go after investments. What are your investment goals? Are you looking for cash flow or more interested in a longer term strategy? How much time do you want to spend on these investments? Are you capital constrained?

Great to hear more info and then some people can chime in with more specific advice that might work well for you!

Hey @Andrew Burger, welcome to BP! I see you've already gotten quite the warm welcome, which is what I would expect from all of the awesome BP members here.

It's definitely a really really great place to meet people and learn a lot, although as an appraiser I bet you already have some great experience in the industry!

I'd check out the podcasts if you haven't already, those are gold. Like @Jeannie Kenes mentioned, the meetups in the area are a really great way to connect with people and get advice as well.

@Carson Wilcox this is a great discussion, I love it! Thanks for getting it started.

I think everyone makes some super solid points here. To me, it does really just depend on what you are looking for in your long term goals. Are you looking for a guarantee cash flow, in which case you probably are better off buying a turnkey property (or the like) in the midwest where you can be pretty sure that will happen. My only warning about going the just cash flow route is to think about expenses in the future as well, because if you are only earning $1200/yr in cash flow and all the sudden you have to replace your HVAC for $1-2k, there goes your entire years worth of cash flow.

The same though could be said about an appreciation play, if you are buying with the goal of appreciation then you are taking a risk that your home will increase in value. In Sacramento/CA that's generally a pretty good bet to take, but it's definitely a risk, like @Jeff B.say. 

Some investors only like to buy properties they could imagine themselves actually living in. That tends to also be a reason why people choose to purchase closer to home.

@Pat McGrath I imagine that is a tricky thing to do. I haven't figured that part out yet. For the bigger complexes though it may be easier to get their phone number since it's an office/corporation generally.

Hey everyone!

I'm Chris and I am the founder of a new take on property management. We're launching in our first market in Sacramento and are trying to grow numbers of doors and take on more properties. To do so, we are exploring some direct mailing opportunities. I've heard about people having success with them, but personally, I always throw out any postcards that look like marketing spam.

We've been trying to come up with unique ways to make them grab attention and I wanted to hear any thoughts the BP community might have. 

A couple of ideas we've been brainstorming:

  • Postcards shaped differently, maybe in the shape of a house
  • Big text offering to make a $1 donation to charity for calling our number just to let us know who their current management company is
  • Handwritten letters

Please share any innovative ideas you may have to grab owner's attention for mailers or ways that have been successful for you in the past. Would also be great to hear as a property owner, what would grab your attention on something that was mailed to you from a property management company.
