I was listening to one of Michael Quarless's podcasts the other day, and he mentioned having a "certified investor mentor" classification. This made me think about how many agents in my office work with "investors" and show them condos in D.C. which have no chance of cashflowing.

Do you as an investors, see value in a certified investor friendly agent? The CIAS program seems like a complete scam, for both agents, and those who use agents with the CIAS. Does biggerpockets offer the value you look for in finding accredited professionals?

@Joshua Dorkin I do not see a sub category for Northern Virginia or Washington D.C. DMV metropolitan? This is a huge market, is there a way for us to add sub-categories?

A very good friend of mine is looking to move to San Diego. He is getting together his timing, but he asked me to find him a real estate agent that will help him find a place. 

Does anyone have an agent in mind for a renter?

Sean, welcome to BP. 

The first thing I would recommend is adding a profile picture, minor detail but people like putting a face to the name. 

There are some great REIA's in the area. Check on meetup,com, or around the site and you will find one that fits you.

If you ever need any help buying or selling I am a licensed Realtor in Virginia, and I have a partner licensed in MD and DC. We are more than happy to answer questions, or set you up with MLS data searches.

I think you are right, answers will vary depending on each person, and what they do. I certainly think you can be productive between 7am-3pm. But, I am always most productive at night. It more often depends on when the people you are in contact with are available.

I am looking for some tax advice on the sale of a residential property, non investor owned. 

A client of mine is looking to sell his home, and move in with his girlfriend. They plan on buying a place in the near future, but are not ready yet. I understand that for investors there is a short 45 day period with which to "identify properties" under IRC Code 1031. 

What is the time period that regular people have when they sell their primary residence? I have heard multiple things.
