Hey everyone,

I am getting ready to send out a new marketing campaign to absentee wholesale leads. Below is what our new postcard mailer looks like. We wanted to keep it simple, and to the point. Any thoughts, or criticisms are much appreciated!

When I order dumpsters I call up at least two companies, or at least make it seem like I do. Most of the companies you see are national companies that are VERY competitive, so negotiating is easy. 

For instance, I usually get a first quote of around $500, before I get off of the phone I get it down to at least $425. All I have given them at this point is a zip code, maybe an address, but NOT the date that I need it. Then I'll tell them I need to confirm when my sub can be at the property. I call back and say, I need it by the end of today to which they say "the earliest is tomorrow". So that gets me down to $400. Then I say, well I have another company nearby that can get it for me tomorrow for $370 so I might as well go with them. Then They offer $350 or so for a ton, and they give it to me for 40 days instead of 30. Better yet, find a local company!

We work on foreclosures, so we get reimbursed by HUD for the rental. Probably not a long term solution for you, but it will save you from dump fees while you save for a dumptruck of your own.

I was searching for 'how to live with your tenants'  and came across an Investopedia post. The bottom of the post mentioned BiggerPockets, so I checked it out and was hooked by the Podcasts. 

That is where I found out the correct term for what I was searching for was "house hacking" lol. @Brandon Turner

Charleston, SC. I don't know the REI market well but it meets the criteria. Also has amazing food, history, and fantastic beaches that aren't overcrowded.

North Charleston has properties in your price range all over, and I am sure you can find some deals throughout the area.

Look into @Brandon Turner's book The Book on Investing in Real Estate with No (and Low) Money Down

Or search in the forums for strategies for no money down

Also, I definitely recommend adding a profile pic. It makes you more approachable, and REAL, haha.
