Do you account for rent decrease when evaluating whether or not to purchase a rental? 

If so, how do you estimate the decrease?

If not, what assures you that the rent will not dive so low that you are no longer cash flowing?

I keep a notepad by my side for every podcast. If it's something that is pertinent to what I am doing, then I look up how to do it in my area. Example, I was just listening to podcast 38 I believe, where he talks about HUD contracts. I went onto the HUD website and looked at homes available. Then I contacted some BP members who had posted about working on HUD contracts, to ask them for advice.

This is a good post, I am also interested in hearing what others do to get the most out of the podcasts, thanks for posting.

Hey Gregg,

Glad to see another young rookie on the site. I have met a few people around my age at local REIA meetings. You can always come to BP to connect with fellow youngsters if you don't find what you're looking for locally.

Don't knock the older, and vastly more experienced guys either though, they are full of great advice and usually know people of all ages. They can probably connect you with someone your age if you really want a local peer.

Sarah wasn't asking for yalls opinion on gun control, she was asking a simple question regarding legality. 

When I was in college in PA our landlord had a "no gun clause", but more than one of my roommates did not abide by this. I don't know what California's laws are, but I would think you are safe to do as you please, its no different than not allowing smokers. 

The truth is, it would be really hard to tell if your tenant is keeping a gun, unless you monitor them like a hawk, or go through their things.

Hey Effy,

Welcome to BP! I'm a newbie myself, also form VA. I've been looking in the Richmond market for the last several months and there seem to be deals all over. I suggest going to a local REIA meeting. I know there are a couple of goods ones, though not by name but hopefully someone more local will chime in. Good luck.
