I just passed the national and state exam for my real estate license. Now I am waiting for my paperwork to be processed with my broker. Now is the time to build up my business model. 

Before taking classes, I was purely focused on being an investor agent. Working with investors for their own properties, and giving myself a leg up on investing in properties of my own. Until recently, I had very little interest in being an agent for the average home buyer. 

This mindset began to shift when I realized how many agents are over the age of 40. I am 22 years old, and live in the DC metro area (rated one of the best cities for millennials on several lists). 

Is it wise to split my marketing and networking time between two groups of people? What benefits do you see in limiting oneself to investors only?

@Chris Seveney Hey Chris, welcome to BP! I am new to investing as well, in fact I just passed my real estate licensing examinations. Waiting for my paperwork to be processed with Long & Foster, and then will officially be licensed.

At one of my local REIA's last month, I met a guy who is working for a small real estate startup, based out of Washington D.C. I want to share this new website that is currently in the beginning stages.

Create is a website that pools together data from local government codes, tax assessments, surveys, and planning. When this platform grows, investors will no longer have to go to county websites to find tax info, or zoning ordinances. It is all right there. Honestly, it has so much to offer that if you are still reading this, check it out yourself and just start playing. It only has data for D.C. at the moment, but they told me Arlington county and the rest of NoVa is likely next. 

disclaimer: I  have no affiliation with the website create.io. In fact I dont think the website has even figured out how to monetize yet. I just think its a really cool tool, that can be a game changer.

Capital REI is a great group of people, and while they do allow for members to present current available deals, there is no selling of any products or the like.

@Kevin Wood No she just graduated college, and will not be able to afford that. I'm sure there are areas near that have homes in the 400's. Do you know of any towns or neighborhoods?

Hey BP,

A friend of mine is moving out to the bay area right out of college. The rental market looks similar to what it is here in the DC market. That is, it makes more sense to buy than it does to rent.

She has a room mate already so would need 2 bedroom minimum, $3,000/month max budget. What are your thoughts on whether to rent or buy in the area between Mountain View and Foster City? What resources do you recommend I look into for a more in depth analysis of the specific market?

@Jeremy T. For the follow up I am working on a postcard piece that explains how we will improve the community. Then maybe hit this one again on the 3rd time, or come up with another piece that is a more detailed letter. 

@Rene Martinez Good point, best to hit as close to home as possible. As I work on the follow up pieces, I will implement a piece that they hear loud and clear.
