@Dave Foster thanks for the info, I will do some research on these other options. For her it will likely be the easiest scenario, since I am out of town and can't be there to work it out for her.
@Fred Louis I will have to reach out when we do some more research. The house is a standard 3/2 in an easily rented part of town.

Greetings BP Arkansas,
I am looking for some advice ion 1031 exchanges in Little Rock. A family member of mine may be looking to sell a rental property. Does the same 45 day exchange rule typically apply? What options are there in Little Rock for investment properties to purchase within the deadline?

I'm with L&F they dont have monthly fees, but they do have considerably large commission splits starting out.
Not sure on the specifics, but there is an investor friendly brokerage in the DMV, you might want to message @Elizabeth Nourse to find out the details.
