@Mike Ollison Customer Realty work with a lot of investors @Elizabeth Nourse is the Broker/Owner, and she handles a lot of short sales, investor clients, and is a landlord herself. I encourage you to check out her profile. Personally, I love working with Customer Realty.

@Brian Stephens Thanks for chiming in. What sort of investing do you work with?

@Susan P. How do you find the rental market to be in the areas you invest in, price range, cap rate,etc? I will be looking for a place and potentially purchasing a house and renting the extra bedrooms.

@Anthony Reale I'll give another shout out to Roger, Justin, and John. I have been going to Capital REI meetups for over a year now and continue to learn from not only the meet ups, but the interesting discussions that the Facebook group offers.

Last month they had Brad Chandler from Express Homebuyers speak about developing Lead Generation, and I believe next month is on Follow Up. 

It's a great group for newbies, professionals, and seasoned investors alike, everyone has something to add.

Hey BP, I'm a licensed Realtor in DC and Virginia located in Fairfax. I'm looking into transferring to the Hampton Roads area for college in the fall and want to get a feel for the local markets. I worked for a company that did property preservation for the banks, and am familiar with several areas around Norfolk and Va beach. The investing community will play a role in where I transfer to, as real estate is an essential part of my life. Looking forward to hearing from all of you, and connecting with anyone interested!

@Tysheena Murray Congrats on taking the first steps in your investment career, that's awesome. Have you connected with anyone at the seminars or REI meetups you have been to?

I have found the most knowledgeable people at REI's and tend to gravitate towards them for information, insight, and guidance. They are always happy to help an eager newbie investor that shows initiative. I can think of a handful of investors who are always looking for someone to bird dog them deals.

Alec Norman you've gotten some great advice. I agree with what Joe Facenda e is saying. So the big analysis that needs to be done, is what your expenses would look like for the next 3-5 years and if you can foot that bill so to speak. After vacancy, cap ex, repair costs, etc you will not be cash flowing. So can you, or do you want to hold those expenses in the short term so that you can benefit greatly 20 years from now? Thats the question to analyze. But, you're a CPA so I bet you're aware of that.

Charlottesville BPers,

The possibility of attending UVA this fall leaves me with some decisions to make. One of the biggest factors is if I can find a real estate investment to stay in while at school. 

I am open to the possibilities, and will be in Cville next week if anyone would like to chat about the local market, coffee on me. 

Do you know someone needing a live-in Property Manager? How about a live-in Realtor, that can offer listing services and market knowledge on future deals? Looking for a responsible 23 year-old student, with career and life experience to enter a lease-to-own situation?

@Frank G. The group @Elizabeth Nourse mentioned just met last night in Fairfax. The focus was on lead generation. How the meeting typically goes is a guest speaker speaks on a particular subject (usually voted on by the group) such as commercial investing, flipping, financing, etc. After the guest speaker presents, they answer questions. Then the majority of the meeting is left for networking. 

I always learn the most from these meetings. Bigger Pockets is amazing, but the meetings hyperfocus the online content and make it relevant to our market. I'll try to find out when the next meeting is if you're interested.
