Getting involved from as early as possible. Taking action. You've already taken an amazing first step by being a BP member. Whats next? Learn, and educate yourself to decide what strategies you want to implement. From there, connect with people and take it from there. In the past year and a half since finding BP, I have learned so much. I used to read everyday as much as I could. Once I identified some investing activities I found interesting, and a good fit for me, I decided to get my real estate license. Start with the why, then figure out how, and take action. -Cheers

Definitely run it by your broker. When I got my license, I asked every broker I interviewed with whether or not they would allow me to wholesale. Half were fine with it, fine were against it. It comes down to who is ultimatley liable as Russell Brazil mentioned. If your broker is opposed and you are serious about wholesaling, consider changing brokers.

@Lucas Hall I think Google Voice is great, but it has its limitations. The robots can make messages for you, but they don't automatically send responses to anyone, which I think would be nice.

What do you all use to manage your tenants requests at all hours of the night and day? I know of some tools that manage tenants, like GetRileyNow, Cozy, AppFolio...but are these tools manageable for smaller landlords, and what do they offer?

What tools do you guys use to manage tenant communication?

Several landlord friends of mine mentioned that they manage  their tenant requests themselves. Is it really worth messing with them at 11pm, 2 am, 4pm on Christmas Eve?

BP,

My grandmother is getting ready to lose one of her tenants who is moving away. When she was with us for the holidays we discovered that she has not used a lease for her previous tenants. 

The only way I understand her reasoning for this is because she is old school. 

Can someone please share with me the current Little Rock area standard lease used be Realtors? Or if someone manages their own rentals, perhaps you would share the lease you use with your properties. Thanks in advance!

@Ben Baci In addition to a handful of great Realtors, our local REIA has some very interesting and experienced investors that have varying opinions on the current and future markets for DMV investors.

 As @Russell Brazil has mentioned, multi's in Nova are practically non-existent. I happen to find value in some surrounding areas that have good return, just depends on your plans. (For instance Richmond offers a 10 year tax abatement program on the purchase of certain properties built 100+ years ago).The multi-family setups you find in Nova are typically in-law suites. DC has multi families that do not typically sit on the market for long. 

To give you an idea of the inventory, here's a screenshot of the multi-families currently active. Notice how spread out these listings are. (only 229 total)

Chris D. It sounds like you would have the ability to work remotely from with your current employer. If that's the case, I think its a great idea. Its something I considered when I first began researching buying my primary. If you are comfortable leaving what you have here, and understand what you will be missing then why not? Pros and Cons to both, but living in the market you invest in is a wise decision. Once you know the area, and develop a network you can live anywhere.
