Chris D. It sounds like you would have the ability to work remotely from with your current employer. If that's the case, I think its a great idea. Its something I considered when I first began researching buying my primary. If you are comfortable leaving what you have here, and understand what you will be missing then why not? Pros and Cons to both, but living in the market you invest in is a wise decision. Once you know the area, and develop a network you can live anywhere.

The biggest point I got out of the movie is that there is always someone betting against all odds. It may be a genius who has analyzed the markets for years, or it might be 2 kids right out of college who caught wind of an idea. Either way, there is opportunity anytime that you go against the grain. At the very least you will learn a hard lesson from those decisions. Also, the lack of banker jail time is ridiculous but thats what happens when we elect the same congress that has a 9% approval rating.

The average homeowner is in better standing than before the crash in 2008, but are investors being cautious, or have some overstretched themselves, and possibly entered into a space they have no business being in? 

Seasoned investors that have been around for a cycle or two seem to be piling up their cash reserves in anticipation for another downturn. I know this to be true in my market at least. My question to you is: What investments will you be focusing on during the next crash? This is a loaded question, as it is hard to know what the market will be like. What are your thoughts?

I think the best place to learn once you've done some reading online is to attend local REI meet ups, you can talk to anyone that you want to there. Also a great place to learn about other peoples mistakes and how to avoid them.

@Paul Hormann I am a believer in keeping people that can make you unhappy happy. A tenant is sort of like an employee, they are making you money...

My landlord in college used to always give us gift cards for christmas, we appreciated them that much more, it made us feel welcomed. 

I would not give the problem tenant a gift card, and hope that they do find out about.

Hey guys thanks for chiming in. 

She ended up renting somewhere near Mountain View, I dont remember the town. But the rent was somewhere at $3500 for a 2 bedroom.
