Hi Kyle, I've been slowly educating myself in preparation to get started in RE investing. I plan to start investing OOS and have recently decided to look more closely at Michigan. My mom's family was in Grand Rapids, and I still have family in that area.

@Jim D., jumping into this thread, it sounds like I'll be in a similar position to Ethan. What are some Grand Rapids neighborhoods you might recommend for a new investor? Are there some that fit kind of a happy medium between not being too upscale as to eliminate any cash flow margins but not lower-end so as to require more maintenance and a different type of tenant?

@Michael Ealy, I appreciate your further input. I do see the value in seeking out those value-add opportunities for providing both a place to invest capital as well as an income stream. I believe I need to keep learning while networking in my chosen market to be able to be poised to target these kinds of purchases. I can recognize in myself that their are some nerves and apprehension coming into play, and I guess I figure the best way to get over the mental/emotional hurdles is to educate and prepare.

I would like to ask for advice on how to start moving from a developing ability for general market analysis to more subtle sub-market analysis. 

If I have a broad urban market in mind, I am getting comfortable looking into aspects such as property prices relative to features, rents, occupancy rates, employment rates, etc. that I figure are part of research into the overall market in that area. 

My request is to hear different tips and/or tools for moving into an increased ability to analyze the sub-markets within that larger market. What are some things that work to get a real pulse on sub-markets of that same larger market? I've been reading @David Greene's Long Distance Real Estate Investing (not finished yet) which has some good tips, even about using tools like realty websites to overlay crime maps, look at schools, etc., but I'd love to hear more. 

What creative or out of the box things help investors (especially those looking at OOS markets) begin to really get a nuanced understanding of an area?
