@Arlan PotterThat nightmare you describe is eerily similar to my last rehab in Georgia. The more they did the worse it got and the more clear to me they had no clue although they came with great pictures and references. Also boasting extensive experience like the 8 year tiling veteran complaining that the tile was too heavy.

Thank you so much for sharing your contacts. It is very reassuring to have the word of mouth reference especially when you are trying to venture into a new market as I am. It is very difficult to find people you can trust will provide the service you hire them for. Recommendations are not guarantees but if they have done a good job in the past for some one, they are likely to repeat their performance.

I for one am collecting these names and numbers and really appreciate getting them. I'm abroad so my time in country during the summer goes very quickly and having to look for trades people in such short time feels like the search for the needle in the haystack.

Do yourself a favor and consider the advise you have received. If you just want to hear what you have been hearing before, there is not point in posting here with a question. I'm sure the really smart and experienced people will chime in to help you see much more, @Alex Costas, but one glaring omission I see from first glance is that nowhere in your expenses calculation did you consider the laundry additions. You are counting the additional rent they will generate without knowing what it will cos you to add that convenience and thus you don't know if it makes sense to spend whatever it will cost in exchange for the additional rent you hope this will generate. How did you get those numbers? Is that the going rate in similar neighboring units or did an active PM in the area provide them?

Regarding the Hazard Insurance. Are you able to place your own insurance? have you shopped around for a quote? Do you know what the policy you would be paying $4K for covers? What is the deductible? Is that average for the area?

Listen to the replies that will be coming soon. If you don't get many, repost the question once the holidays are over. I'm sure you will get very good advise.

LOL @Matthew Pinkstonmy question was meant to be a gentle reminder that you have that and if you have misplaced it I would be happy to provide it again. And on that topic, I don't know if this is something everybody know and it's just new to me but I just installed an App on my phone called CamCard. I have been using Cam Scanner to take pictures of documents and produce very good PDF files, so when I found myself with a bunch of business cards from my trip home this summer I thought there had to be an app for that.

If you don't have something that scan business cards and puts the phone number in your contacts, this is pretty useful.

I realize your intention is to gently guide your brother to the light :), but if he is not illuminated you will not leave him in darkness. Part of the responsibility that comes with the gift of knowing about RE is to help our loved ones. I see where you're going and I commend you on the path.

Can't wait to hear about your deal and which of the many financing options you exercise.

@Matthew PinkstonHave you reached out to the banker contact I shared at our last meeting? I haven't worked with him but when we spoke he sounded quite enthusiastic about working connecting and working with investors abroad.

Best wishes, keep us posted and I agree that you should make it possible for your brother to enter the investing arena even if it is not completely financially lucrative for you at this time. Making an investment in his education and growth will pay tremendous dividends intangible, perhaps at the beginning but very real. 

It' is not all about the bottom line some times.

Thank you @Roy N.for giving a second consideration to @Hae-Yuan Chang's situation. It is her home. One that she enjoys and wants to preserve. I have very limited experience so I've only had insight into two appraisals. Neither required the appraiser to enter the properties. I wonder if in Florida things are different and they would enter. I also wonder if Hae-Yuan is expecting the income from rent to help qualify but I thought this was only for apartments. If she and her mom are able to qualify for the loan and purchase the home, then the living arrangement that she wants to have much like a house hack is not of consequence to her loan. @Michaela G.brings up good points about dynamics changing with the ownership change and the shift in power position.

So interesting to see how we can make different choices in the way that we set up our living arrangements. So refreshing to see that we don't all have to live with walls we build all around ourselves and our stuff.
